About
Hospital Net Zero is a practitioner's notebook for people who keep hospitals running.
I am Tariq Khurshaidi, a Senior Manager MEP based in Karachi, Pakistan, with more than fourteen years in healthcare and pharmaceutical facility operations. My work covers HVAC, chilled water systems, high-voltage distribution, BMS/SCADA, energy management and critical infrastructure.
This project focuses on U.S. hospitals: see why it matters. I started this site because the practical detail of hospital decarbonization is scattered across standards, vendor papers and policy documents, and little of it is written from the plant room.
U.S. hospital focus
The material here is written for U.S. hospitals and health systems: continuously occupied campuses with older plant, tight clinical constraints and heavy regulation. It covers:
- Codes and accreditation. How energy and electrification work meets NFPA 99, NFPA 70 and NFPA 110, ASHRAE 170 ventilation requirements, CMS Conditions of Participation and Joint Commission Environment of Care standards.
- Baselines and benchmarking. ENERGY STAR Portfolio Manager hospital metrics, weather- and activity-normalised baselines, and EPA eGRID emission factors by subregion.
- Plant and distribution. Chilled water plants, steam and hot water, air handling, essential electrical systems, and operating-room and sterile-processing ventilation.
- Investment and programs. Life-cycle costing on the federal FEMP/NIST method, ASHRAE Level 1 to 3 audits, LEED v5 O+M, and the anesthetic-gas and refrigerant emissions that hospitals often miss.
- Workforce. Preparation for the AHA's CHFM credential for healthcare facility managers.
